Menlyn is taking another step towards becoming a more connected urban neighbourhood, with a major residential development set to bring 1,200 rental homes to the heart of the precinct.

The R850 million Menlyn Park Apartments development is transforming the former Menlyn Office Park into a residential destination alongside Menlyn Park Shopping Centre. The project combines the conversion of existing office buildings with the construction of new residential blocks.

Divercity Urban Property Group and Pareto Limited are undertaking the development as consortium partners. The project covers a 4.2-hectare site and aims to introduce more homes into an established area supported by retail, transport, infrastructure and employment opportunities.

The development represents a significant shift in how the site will be used, bringing residential living closer to the services and amenities that people rely on every day.

From Office Park to 1,200 Rental Homes

Rather than demolishing everything and starting again, Menlyn Park Apartments combines adaptive reuse with new construction.

Around 550 apartments will be created by converting existing office buildings. A further 650 homes will come from newly constructed residential blocks.

This approach gives an established urban property a new purpose while increasing the supply of rental housing in Menlyn.

The development also reflects a broader shift towards mixed-use neighbourhoods, where people can live closer to shopping, work opportunities, transport and everyday services.

For Pareto Limited, the project represents the next stage in the evolution of the Menlyn precinct.

Pareto Group CEO Malose Kekana says the redevelopment will help bring residential living closer to an established retail destination.

“The redevelopment of the former office park allows us to reposition an existing property for the next stage of Menlyn’s growth. Introducing residential alongside an established retail destination creates a more connected neighbourhood, bringing people closer to the places, services and opportunities they use every day.

“Our partnership with Divercity brings together complementary expertise in precinct development and residential property, supporting our long-term approach to creating places that remain relevant and continue to deliver value to the communities they serve.”

A Neighbourhood Designed Around Everyday Living

Menlyn Park Apartments is being designed to offer more than a place to sleep. Its plans include green spaces, shared facilities and areas where residents can work, exercise and socialise.

Mature trees and established green spaces from the former office park will be incorporated into the new neighbourhood. Extensive landscaping, walking routes and private garden areas will complement the residential buildings.

Residents will also have access to a range of planned amenities, including:

  • A clubhouse and swimming pool.
  • A precinct gym.
  • Working spaces.
  • Braai pods.
  • Roof terraces.
  • Lounge areas.

These facilities are intended to support different aspects of daily life, from working remotely to exercising and spending time with neighbours.

Ithemba Property Management has been appointed to manage the completed residential precinct.

For Divercity Urban Property Group, the combination of existing buildings and new construction is central to the development’s approach.

Divercity CEO Carel Kleynhans says the project builds on the site’s existing assets while creating room for a larger residential community.

“The combination of adaptive reuse and new construction allows the development to build on what already exists while creating the scale and amenities required for a substantial residential community.”

Kleynhans says the existing buildings provide an opportunity to deliver a significant number of homes while the new-build component creates additional residential capacity and amenities.

“For us, the important consideration is not simply converting offices into apartments. It is about creating quality rental homes in a location where people can live close to the services and opportunities they use every day.”

Menlyn Park Shopping Centre Right Next Door

One of the development’s defining features is its location beside Menlyn Park Shopping Centre.

The 174,553m² shopping centre has more than 430 stores, alongside restaurants, a gym and other services. These facilities will be within walking distance of the residential development.

The location also provides access to public transport and the wider employment and commercial opportunities within the Menlyn precinct.

For future residents, this proximity places shopping, dining and everyday services close to home.

For the broader precinct, the addition of 1,200 rental apartments introduces another layer of activity to an area already supported by established retail and infrastructure.

The development reflects a growing emphasis on bringing different urban uses closer together, creating neighbourhoods where residential life and commercial activity can coexist.

Construction Progresses Towards 2027 and 2028

Construction is progressing across Phase 1, which comprises Blocks 1 to 3.

According to the development announcement, Phase 1 remains on track for completion in mid-2027. The balance of the development is expected to follow through to early 2028.

The project will therefore be delivered in stages, with the first phase preceding the completion of the remaining development.

The planned 1,200 apartments will ultimately transform the former office park into a residential precinct alongside one of Menlyn’s most established retail destinations.

A New Chapter for the Menlyn Precinct

The R850 million Menlyn Park Apartments development is more than a conversion of office buildings into homes. It is an example of how an established urban site can be repositioned to meet changing residential needs.

By combining adaptive reuse, new construction, green spaces and shared amenities, Divercity Urban Property Group and Pareto Limited aim to create a neighbourhood that connects residential living with the services and opportunities already available in Menlyn.

The project also adds to the precinct’s evolution beyond a single use, bringing homes, commerce and everyday amenities into closer proximity.

With Phase 1 targeted for completion in mid-2027 and the balance expected through early 2028, Menlyn Park Apartments is set to introduce a substantial new residential component to the area.

The former office park is being given a new role: a place where people can live alongside the retail, transport and employment opportunities that continue to shape Menlyn’s growth.
